What moves the price up or down
Condition is the big one: sound walls just need a skim; blown or damp plaster has to come off, be re-boarded or dubbed out, then skimmed — more labour, more material, more time. Access matters for ceilings, stairwells and exteriors (scaffold adds real cost on renders). Preparation — stripping wallpaper, old tiles or failed coatings — is honest work that cheap quotes often quietly exclude, then add back later.
